Mt. Lebanon, PA Concrete Contractor

Ultimate Concrete Service works throughout Mt. Lebanon, roughly thirty five miles from our base in Beaver. Mt. Lebanon is one of the tighter sites we work. It is a dense, established South Hills community with narrow lots, steep side streets, houses set close together, and a great deal of garage and driveway access running off rear alleys rather than off the street. Dave Felouzis has over twenty-five years in this trade and a fair amount of that has been spent on exactly these kinds of constrained properties. The work is entirely doable. It just has to be planned rather than improvised.

Narrow Lots, Shared Drives, and Alley Access

The lot pattern here creates conditions you rarely see in newer suburbs.

Driveways are frequently narrow, sometimes shared between two properties, and often running back along the side of the house to a garage at the rear. A number of properties access their garage entirely from a rear alley, which means the alley is the only way in for equipment and material. Alleys are narrow, they are shared, and they cannot be blocked indefinitely.

All of that is workable and none of it is unusual to us. What it requires is knowing before the pour how material is reaching the site, where the truck can stage, how long we will occupy the alley, and whether a shared drive means coordinating with a neighbor. Dave works that out at the estimate. It is also why phone quotes on Mt. Lebanon properties are meaningless.

Working Without Disrupting the Neighbors

On a lot this tight, your concrete project is unavoidably your neighbor's week too, and we take that seriously.

Practically that means staging material where it does not block someone else's access, keeping the alley clear outside working hours, cleaning up daily rather than at the end, protecting adjacent property from spatter and equipment, and being straight with you about which days will be loud and which days will occupy the drive.

Shared driveways deserve a specific mention. If your drive is shared, the neighbor needs to know the schedule before we start, because there will be a period where they cannot use it. Sorting that out in advance prevents the conversation that otherwise happens at seven in the morning on pour day.

Matching the Character of an Established Street

Much of Mt. Lebanon's housing stock dates to the era when these neighborhoods grew out along the streetcar line, and the architecture has real character: brick, stone, tile roofs, detailed entries.

Plain gray flatwork is not always the right answer against that. Stamped and decorative concrete does well here because it can relate to material already on the house. Running bond and herringbone brick patterns pick up existing brickwork. Ashlar and flagstone patterns suit stone foundations and walls. A stamped border on a broom finish driveway is a modest cost that changes how the whole front of the property reads.

The steep side streets also mean retaining walls are common here, and many are original and now leaning. A wall that has started to rotate has already lost its drainage and does not stabilize on its own.

"Dave's price was on point and so was the end product. Also, he and his team came when they said they were going to and finished on time. That is rare these days. Highly recommend."

Yes, and it is routine here. The alley becomes the access route, so we plan staging, delivery, and how long we occupy it before the job starts rather than working it out on the day.
